Burke, Warren, MacKay & Serritella

TKB recently completed a renovation of the legal offices for Burke, Warren, MacKay & Serritella on two floors of the historic Mies van der Rohe building in downtown Chicago. The changes align the space with current facility requirements in the legal industry while maintaining the clean modernist lines of the building’s original architecture.

The renovation includes a new stair connecting collaboration areas on each floor, with a design that emphasizes clean details and adaptable open spaces recalling the building’s original design. Modernist furniture completes the scheme with comfort and functionality. The floor’s reconfiguration opens the space to stunning city views, shared by the entire office from the generously proportioned community spaces.

This project showcases how thoughtful design can affect everyday workplace dynamics, creating an office that works hard while also elevating the spirit.

Illinois State Armory Building

We are excited to share that the junior leaders of Tilton, Kelly + Bell, Victoria Grzyb and Meng Ying Qi, have actively engaged the emerging professionals of AIA Illinois to share TKB’s innovative design solutions for the historic Illinois State Armory Building in Springfield.

Originally built in 1936 as a WPA project, the Armory has served as a drill hall, convention site, sports and entertainment venue, and home to the National Guard, State Police, and other agencies. After sitting idle since 2010, this iconic building is now on its way to being restored and renovated.

University of Illinois at Chicago

Under TKB’s retainer contract with the University of Illinois Chicago, TKB provided architectural services for a flooring replacement in the corridors and connecting bridges of the University of Illinois Hospital & Health Sciences System’s multistory Outpatient Care Center, replacing a failed tile floor.  TKB was engaged to study a full range of flooring options with associated costs and implementation issues. Ultimately, terrazzo was chosen for the primary corridors and resilient flooring resembling the terrazzo was selected for secondary corridors to streamline the construction and reduce the cost. 

The project challenges were almost wholly logistic: the project corridors are the main streets for the clinics. A safe patient path and exit-way, including for wheelchairs and gurneys, had to be maintained whenever patients or staff were working in the building. To address the dust from grinding, tile demolition and terrazzo operations and their contaminating effect on air quality; TKB developed tight specifications for protection and containment.  

The project had to be completed at night and on Sundays during all clinic hours. Corridor widths needed to be maintained for safe exiting, and the entrances to each clinic suite needed to be accessible for clinic hours and after-hours cleaning. Vibration was a concern for certain research occurring in the building, narrowing the window of time available for work on certain floors. These logistics were reviewed together with the university and healthcare safety specialists, then specified in detail, and finally refined with the selected contractor.

New millwork reception desks were developed for waiting areas. Optimal placement at corridor junctions was considered to ensure oversight of the adjacent corridors. 

TKB successfully budgeted this project after carefully considering schedule extensions for multiple phases and the associated protection.  Bids came in under the budgeted sum, allowing the project to move forward.

Harry S. Truman College

Renovation is underway for the existing Truman College biology department including two teaching lab classrooms, prep and storage areas, and the biology department offices. The biology laboratories have not been renovated since originally constructed in 1976, making the newly designed laboratories and classrooms an urgent necessity to meet decades of pedagogical and technological changes. The new design of the prep area maximizes storage and provides more efficient circulation flow. In addition, updates are planned to all the lab infrastructure including the lighting, electrical, plumbing, lab gasses, and to the HVAC systems, which will now comply with current codes.

TKB’s design concept for a new College of Business (COB) at the University of Illinois in Chicago includes classrooms, conference center, academic offices, and support functions for a prominent new site and was intended to immediately raise the profile of the College and fundraise for the new building construction. The project goal was to ascertain the COB programmatic needs, study multiple site locations so the university could agree upon an appropriate location and design a 100,000 SF building as an exciting new home for the College.  Multiple sites were examined in the context of logistics and master plan goals to assist the University in its site decision.

The resulting building design is modern and sculptural, following UIC standards for classrooms and developing new standards for COB faculty and departmental office needs.  The building form was driven by the need for both high-ceilinged classroom spaces and maximum perimeter area to provide daylight for faculty and administrative offices.  The solution, adapted to each site, was a tall base for classrooms and lobby, and an open atrium wrapped in office space on upper stories.  The highest floor was developed for the dean’s suite with an accessible green roof and views of the Chicago Loop.  The College of Business anticipates that the roof-deck views of the city and campus will be a popular recruiting tool.

1155 East 60th Street Building

Sited on the historic Midway Plaisance, 1155 E. 60th Street is a low-rise mid-century office building previously repurposed for academic use. The University of Chicago selected an architectural team led by Tilton, Kelly + Bell to conduct a feasibility study for an extensive building renovation to provide enhanced visibility for the building and to best utilize the existing space for new programs.

TKB assembled space requirements for numerous academic and community outreach groups and identified overlapping constituencies and programmatic synergies. The selected approach affords high visibility to prominent programs while grouping synergistic graduate departments together to encourage spontaneous collaboration.

The first phase of interior implementation was recently completed, removing a dense warren of cellular spaces, and leveraging the building’s narrow geometry to create daylight-filled collaborative workspaces and a variety of meeting venues for faculty, researchers, and graduate students. The home for the Mansueto Institute of Urban Innovation, the space fosters interdisciplinary research, grouping scholars in collaborative settings, and provides a variety of alternate settings for focused work and both structured and serendipitous interaction.

The Expansion of Mental Health Services in Chicago

On May 30th, 2024, The Chicago Tribune reported Mayor Johnson revealed plans to re-open and expand mental health care services within the City of Chicago. In recent years, half of the mental health clinics have closed, leaving many citizens without access to this resource. The re-opening of Roseland clinic will have a positive impact on many, as Tilton, Kelly + Bell designed it.

With expert input from City and County mental health professionals, Tilton, Kelly + Bell architects redesigned Roseland Clinic in 2016 to serve at-risk members of the community who battle behavioral and mental health issues. The treatment spaces offer a wide range of security and safety precautions within the community, allowing de-escalation of crisis situations that might otherwise end in unnecessary incarceration or inadequate and expensive emergency room care.
